产权保险索赔经历
在南加州我们买房过户时，卖家会给买家买个一次性的产权保险(Title insurance)，这种保险虽重要但少有人用到，我们最近有用这种产权保险索赔的经历，跟大家分享一下。
六年前，我们在内陆地区买了个2单位住宅房，第二年收到县里的地税帐单，其中有个$800多的过期未付垃圾处理债权(Lien), 去电询问，告知是那个区域平摊的所有房主未付的垃圾处理费，没话说，我们当年付了那笔钱。去年我们准备将这个两单位的房子卖掉，发现产权报告里还有这个债权，再询问告之是, 这个债权早已付掉，他们会尽快去掉这个债权，想想政府办事也真是牛步，三年多了债权还在那里。但仔细查看产权报告发现，这个债权是原屋主的，我们买房过户后一个月才加上的，跟我们没关系, 不应该我们付。我们当年过户时买的是ALTA产权保险, 这个损失应该属于保险能够索赔的范围。
要索赔，首先要找到是哪家产权保险公司，我去信问escrow公司，十几天也没回话。没办法，利用周末时间翻箱倒柜将六年前过户时的公证资料找出来，总算在一小行字里找到了产权保险公司名，去他们的网站查看，网上就有索赔表，当即把索赔表填好，打印后连同其他十几页证明材料传真给产权保险公司。过了3天收到保险公司的来信，说会尽快将案子交给西部中心处理。又过了两天，西部中心来信，告诉了处理我案子的联系人电话及电子邮件，并说30天会跟我联系。但等到两个月没有下文，打电话给案子的联系人从未说上话，多次留言及邮件也没有回复。这个事又过去半年多了，我也忘记跟踪了。十多天前想起了这件事，给联系人发了电子邮件，本想如果没有回复，就重递这个索赔，没想到联系人当天就回了邮件，告知当天已将全额支票寄出，第二天还真收到了那张支票。
